Charlotte Considering Revisions to TOD Zoning Districts

Charlotte Planning staff recently held a public meeting to discuss their plans to update the Transit-Oriented Development (TOD) Zoning District.

Last September, the Charlotte City Council green-lighted the project and during the last several months the staff has been engaged in policy and plan development. To assist with the process, the City has hired consultants, Clarion & Associates. Representatives from their firm provided the bulk of the presentation and outlined a five-step process that is likely to unfold over the next eleven months and will include the following:

Lessons LearnedDiagnostic MemoAnnotated OutlineDraft Text AmendmentAdoption

The next public meeting will be a workshop and will occur sometime in November. That will be followed by a presentation of the draft amendment to the Planning Commission at their January meeting. The rest of the schedule looks like this:

    January 26, 2015 – Filing DeadlineMarch 2, 2015 – City Open House ForumApril 20, 2015 – City Council Public HearingApril 29, 2015 – Zoning Committee Work SessionMay 18, 2015 – City Council Decision

When the question was raised about why the City was engaging in this update now, the response was that “the bar needed to be raised on development.” As such, if you plan to be involved in any future TOD projects within Charlotte, you are strongly encouraged to participate with us in the process as it unfolds. If you have any questions or are in need of additional information, please feel free to contact Rob Nanfelt with REBIC at (720) 771-3825 or [email protected].
