1.  New Podcast Released! – James Scruggs, CEO of Kingdom Development Partners


Our latest episode of Getting Real with Rob is with Mr. James Scruggs, CEO and President of Kingdom Development Partners.  KDP is a thriving development group whose heart-centered business model is getting attention in the Charlotte region.  He shared with us his goal to ensure that creating affordable housing options is looked after with the same care as a market-rate community and the execution of it interwoven with his faith. He tells us about his passionate mission to, “…transform lives through real estate, as we believe a person’s home is their foundation.  We want to provide economic development and self-sufficiency for individuals and families in the greater Charlotte area and beyond.”

A native of Long Island, NY but a Charlottean at heart, James has over two decades in real estate development, construction, and brokerage after leaving a successful career as a bond trader.  After years in finance with Bank of America, he joined Helen Adams Realty.  Since relocating to Charlotte, James has been making a name for himself in real estate development with a particular focus on the most up-and-coming neighborhoods in The Queen City.

This episode is full of laughter and heart, honesty, and stories of commitment.  Originally dreaming of a career as a pediatrician, life took him in many different directions.  He tells us about a book that changed his life, one that propelled him to a career in real estate after receiving his B.A. from the University of Virginia.  He also holds a Master of Science in Real Estate from UNC Charlotte, where he was the recipient of the distinguished Childress Klein fellowship.  He truly gets Real with Rob!

My take:  I’ll get right to it.  James is a good dude.  The level of passion and sheer force of nature he brings to everything he does is contagious.  After thirty minutes with him, no matter how incredibly broken the world may seem right now, he makes you feel better about it.  He’s making a difference and seems to be really happy about it every step of the way.  I really enjoyed our conversation and I hope you will too.  


2.  2023 State of Housing Summit in Charlotte

My take:  This is the 5th year of this event and a great reminder that housing attainability is becoming more and more elusive for many buyers in desirable markets such as ours.  A year ago, and for the very first time, the Charlotte region’s median sale price exceeded the median household income by more than a factor of four.  While we still have a long way to go to match the unaffordability ratios (median sale price to median household income) of other larger metropolitan areas around the country, now is the time to re-examine our housing policy, regulatory framework, and local zoning to ensure we achieve a different outcome than that of other markets.   One that immediately comes to mind is the Los Angeles region, that despite its ongoing challenges of increased crime and homelessness, currently stands at approximately twelve (median sales price) to one (median household income).  Let’s not aspire to be L.A.
