Two For Tuesday | June 12, 2024 | Special Wednesday Edition


1.  NAIOP Leaders Visit Raleigh, Advocate for Economic Development

Yesterday we were with NAIOP Charlotte (the Commercial Real Estate Development Association) in Raleigh visiting with legislators and promoting economic development related initiatives.  We offer a special thank you to Sen. Dave Craven and Sen. Brad Overcash for taking the group on the Senate floor during our meeting and for spearheading the effort that resulted in the Charlotte Regional Business Alliance Foundation and REBIC receiving a state grant to study the issue of adaptive reuse.  The initial phase of that study is targeted for a release in the coming weeks.
We also had an opportunity to meet with Senate Transportation Chair, Sen. Vickie Sawyer, who discussed her efforts at modernizing the Department of Transportation as well as other plans underway to deliver transportation infrastructure in a more rapid and cost-effective manner.
Rep. Terry Brown also hosted a portion of our group in his office where we discussed the benefits of the growth and economic development we are experiencing here at home in Mecklenburg County.  He used the opportunity to mention his work on providing tax incentives for property owners seeking to utilize land for temporary farmer’s markets in an effort to combat the problem of food deserts.

My take:  This was a great visit to Raleigh.  The NAIOP attendees were engaged and the Senators and Representatives were great hosts.  Over the course of the past decade North Carolina as overcome a budget deficit while establishing a “rainy day fund” for more challenging times all the while becoming, according to many, the best state in the union to do business.  This kind of success comes as a result of strong leadership.  Let’s keep up the momentum!      

   

 2.  Charlotte Planning Update

Today is the last day to comment on the Revised Charlotte Future 2040 Policy Map & Manual!Phase 2 of the Charlotte Future 2040 Community Area Planning process concluded in December 2023.  The Revised Charlotte Future 2040 Policy Map is the outcome of Phase 2 workshops.

Also available online is the first edition of the Charlotte Future 2040 Policy Map Manual which provides instructions for how to use and update the Policy Map.

The comment period for both the Revised Map and Manual will close today, June 12, 2024 at 11:59 p.m.

My take:  I realize with everything else going on with respect to land development in Charlotte – Unified Development Ordinance (UDO) text amendments, the Strategic Mobility Plan, and updates to the Charlotte Tree Manual, it’s easy to become overwhelmed and disengaged.  We need you now more than ever.  The Policy Map process is a big deal and if you don’t get involved, the decisions will be driven by the few that show up to the meetings armed with the axes they have been intending to grind.
